Blending of Australian and US Property Investment Strategies

Hi everyone. Salena Kulkarni here from Phoenix Wealth Group. And in today’s short video, I wanted to share with you something that’s kind of been bubbling away for a while now, but the thing I’m becoming more known for is the blending of Australian and US real estate strategies. Now, people ask me, why would you bother taking your money offshore But I have to say, having been in that environment for over a decade now, I’ve certainly had a lot of cuts and bruises, but what I’ve learned to understand is that there are opportunities over there, which are as concrete and as real as the opportunities that we have here in Australia.

Now why I’m suddenly kind of bringing that focus of awareness back to blending the best of what’s available in Australia and in the US, is that I recognize that there are levers being pulled in our current environment here in Australia, which means that strategies that worked in the past aren’t necessarily going to be working now. It’s more important than ever as a property investor if you want to continue to grow over the next three to five years, that you start to think outside the square. And what that means from my point of view, is looking at opportunities, that if you bulk them into what you’re currently doing, are actually going to enhance during a period of time when most other property investors are going to be floundering. The US offers a variety of strategies. In my opinion, there’s only a select few that as Australian investors we should be looking at. And certainly, the biggest challenge that remains in place is, how do you navigate the due diligence piece? It is a very different environment. And to some degree, you almost have to think of US real estate as a separate asset class.
