Best Property Investment Strategy

Today, I want to share with you my insight into what I think is the best property investment strategy available in the market today given the current economic environment.

I was at a lunch and learn workshop that I was running the other with clients and someone asked me the question around what is the most successful property investment strategy that people can apply in today’s market.

I guess my answer to that is slightly layered and complicated. The reality that a lot of people don’t really have their head around is that there is actually a huge buffet of potential strategies that any property investor can apply in the Australian market. That actually increases exponentially the minute you start to think about or talk about international property as well.

Within Australia we have exposure, obviously, home ownership as a strategy, buy and hold, you’ve got units versus townhouses versus all the other types of property. You’ve got flipping and renovation, you’ve got small-scale development, large-scale development, house and land packages, buying off the plan. The list really does go on and on and on.

I think the comment that I’d really love to convey today is this idea that there really isn’t one shoe or one size or one strategy that fits all. Depending on what you’re particular situation is —for example, how much financial discipline you have, how much time you’re prepared to dedicate towards your investing, the risk profile that you have — how easily or how quickly you understand the risks and rewards with investments along with preferences, lifestyle, insight into what other major milestones that you’re trying to achieve. All of those factors will have an influence on you trying to work out which of those strategies is actually going to be the best match for you. Because there’s no point in, say, for example, a novice investor or inexperienced investor trying to chase down a small-scale development as their primary strategy when clearly their lack of experience is going to make it a very stressful experience.
